Flood Elevation Certificate / FEMA LOMR?
In 2005, I bought a house that was near a stream. However, revelations of custody property, declared the City renewed the creek and the property was outside the FEMA flood zones. I have a letter from FEMA and a report of a agency, stating he was outside the flood zone. Recently I refi my house and the new mortgage company is now saying FEMA now list my house in the Special Zone Flood Hazard and I am forced to buy flood insurance. I sent all disclosure documents but they say 2009 FEMA flood maps replaced on previous maps. The mortgage company told me that can apply to FEMA to revise its flood map, but looking at the application, which seems too complicated. Does anyone have any experience with this? Can anyone walk me through the steps I need to take? Thanks in advance!
Communities get reassigned every few years. It is very likey that your property, in fact, not in high-risk area of flooding before, but it is now. You will not be able to obtain the hotfix FEMA of its flood maps in the short term. It is much easier – and cheaper – just pay a surveyor to examine his own house, and get an elevation certificate new. Still going to cost maybe $ 1000 to $ 1500 but will be cheaper than years of flood insurance. Not to say, be near a stream, a bad idea than actually carry flood insurance. It's probably a good idea – but you'll get a much lower rate if your home is elevated higher than FEMA believes it is now. Step 1 – hire an inspector to obtain a new elevation certificate. Step 2 – bring the certificate to your agent Step 3 – make your time in the NFIP, with an application for zoning flood the facilities.
